These terms govern the use of the website and any short-stay bookings made through it.
Making a booking implies full acceptance of these terms and conditions.
Prices are shown in euros (€) and refer to the per-night rate. Municipal tourist taxes may not be included.
Payments are processed through secure platforms (Stripe). The booking is only confirmed once payment is received in full.
All bookings are non-refundable. In the event of cancellation or no-show, the total amount will be charged. No refunds are issued in case of early departure.

Any damage caused to the property is the guest's responsibility and may be charged accordingly.
SerpaHouses is not liable for:
Portuguese law applies. Any disputes shall be resolved by the competent court in the Porto judicial district.
Essential cookies. This site uses cookies strictly necessary for its operation, namely to manage the payment session (Stripe) during the booking process.
Usage analytics. With your consent, we use Google Analytics and Microsoft Clarity for anonymous usage analysis. Google Analytics collects aggregate traffic statistics (pages visited, traffic source, device type) with anonymised IP. Microsoft Clarity collects heatmaps and session recordings with no personal identification. These tools help us understand how visitors interact with the site to improve the experience. You can accept or decline this analysis in the cookie banner, and you can change your choice at any time.
Personal data. Personal data collected through the booking form (name, email, phone, dates) is used exclusively to manage the booking and to comply with the legal obligations applicable to Short-Stay Accommodation in Portugal (SEF guest registration, billing).
Your rights. You have the right to access, rectify or request the deletion of your data at any time. For that, please contact us at reservations@serpahouses.pt.
Payments. Payment data is processed directly by Stripe (PCI-DSS compliant). We never store card numbers on our servers.
